This will usually start when you fall 3 payments in arrears, and those 3 payments do not necessarily have to be consecutive (here some gov resources on house mortgage in arrears).


You may, for example have missed 2 payments over the last few years, but contractually you may now be 3 payments behind. If they start proceedings your options will depend on:

• what type of mortgage you have (property mortgages explained)
• how far behind you are with payments
• the reasons for your arrears (such as losing a job).

Do NOT ignore letters or phone calls. Doing this only puts you into the Won’t Pay category. Answer their calls and tell them honestly about your short term problems. If the Lender is still going ahead with proceedings then you need to act fast and do something.
